I miss Breckenridge tremendously, there is no place like it! The cobblestone streets of <a title="Summit County real estate listings" href="http://www.luckymountainhome.com/summit_county_real_estate/">Summit County real estate</a> with their funky bars and local cafes and restaurants are amazing! The Breckenridge city is big enough to entertain any time of day or night. The small shopping boutiques of Colorado offer the same amenities of Denver, and even New York City. I worked at a hotel in Summit County and I was always amazed when people would come from living in Manhattan and they would tell me that they would do there shopping while visiting the shops in the Old Breck. It is a great city for artist, because the Breckenridge city forces you to be creative. If the city bores you there are countless hiking trips all over the state that offer gorgeous views and fun for numerous visits. Outside of Breckenridge you have hundreds of islands to explore in Summit county and along the entire Rocky Mountain National Park. I could go one forever, but Colorado truly is amazing and I am glad that USA today has recognized the small humble state. After seeing a more fast paced life in Colorado, it makes me appreciate the slower life that Maine has to offer. The history of Breckenridge is what makes &#8220;mainers&#8221; proud, humble, and outgoing people. Though Breckenridge may be one of the more unheard of states known for there slow lifestyle following in style and trends if you listen to the whispering around Maine you will always hear something or someone planning a great idea.</p>
<p>I could go on forever, but if you haven&#8217;t visited Maine grab a few tour books (because one book surely cannot cover what Breckenridge real estate has to offer, I lived there for twenty years and there is still a lot I have not done) because like the state motto says, &#8220;It&#8217;s not just worth a visit, but is worth a lifetime.</p>

			<content:encoded><![CDATA[<p>The problem here is that people saw an opportunity to make money off of foreclosures and turned it into a foreclosure business. In the past the banks would work with homeowners to keep them in the house or have an orderly disposition if they are unable to keep up with their payments. Now, the goal is to get them out as quickly as possible because these foreclosure businesses only make money when they complete the foreclosure process.<span id="more-60"></span></p>
<p>People talk about turning over more and more of what we do to business but this is the ugly side of business on display. Businesses do not exist to create employment or create order out of disorder: businesses exist to make a profit. Don&#8217;t be fooled by all that talk of the private sector can do it better. The private sector will do it only if they can make a profit off of it and will then try to increase their profits by making decisions that can ultimately hurt us. Its interesting I feel behind due to some job changes, I was constantly one month behind so every-time I make a payment it applied to the previous month and then they tacked on a late fee. <!--more--></p>
<p>Once I caught up I had 12 months of late fees totalling 1800$ and Wells Fargo would not budge on that. Its a joke. Let them forclose and let them deal with the losses, them trying to help is a joke. Remember that Countrywide is now Bank of America. The company that practically invented sub-prime and had more to do with the collapse is alive and well at BofA. People need to keep this in mind when looking for a mortgage.</p>
<p>I personally know someone who was sent to foreclosure by a major bank often mentioned in the <a title="breckenridge real estate co" href="http://www.selfgrowth.com/experts/arlington_colorado">real estate foreclosure</a> news, who was completely paid up in terms of having sent her payments in on time. The bank simply refused to negotiate the monthly cashiers checks she sent for long enough to say she was behind (unfortunately probably planning to negotiate the checks after the foreclosure/sale) &#8212; while also refusing to send her a monthly statement, even after a written request from an attorney she hired to write them to ask for one. Her case is now in court, but if she didn&#8217;t have the means to hire several attorneys her house would already be gone.</p>
<p>Is there some reason in your mind that the cases of homeowners being forelosed upon who are not behind in their payments should not be discussed? Thanks</p>

			<content:encoded><![CDATA[<p>I never understood the reason why there is/was a stigma when adult children stay at home<span id="more-34"></span> (or as I like to refer to it as - the family estate :). If you research the wealthy and royalty throughout history&#8230; they all lived together and contributed to the<a href="http://www.hi5.com/friend/p369926147--Nat_Bass--html"> family</a> as whole and then passed on their riches (and sometimes failures), land, property, businesses, etc to the next generation. Some children were more talented with money, others with caretaking, others with artistic or scientific endeavors, and than other times for security (especially in the case of women and elderly). Its not always a perfect situation, but, when you think about it - it is a better situation then the fragmented families we have now.  And it would be nice if the &#8220;responsible&#8221; politicians also fought hard to eliminate the welfare for the corpotations and financial institutions as they do for ordinary people. We would all be on equal footing with equal opportunities. Because what we have right now is the socializm for the rich and capitalizm for the poor.  <a title="real estate breckenridge" href="http://www.realtor.com/realestateagents/Natasha-Bassova_Breckenridge_CO__587899667">Breckenridge real estate on Kosmix</a> I find it fascinating how so many people complain about the &#8220;big, bad corporations&#8221; that are &#8220;greedy&#8221;. while I will not dispute the reality that greed may well be involved corporately, lets take a closer look at ourselves. Greed is relative. Many Americans live far beyond their means&#8230;.which is the product of&#8230;you guessed it&#8230; GREED. Then when things don&#8217;t work out like we HOPED (read: false expectations that things will remain the same or get better), we then blame everyone else for our problems. The likely target? The monolithic banks, those B@st@rds!</p>
<p>Time to get a reality check and take personal responsibility. This is the number one reason I will never vote Democratic. It enables people to be dependant on the gov&#8217;t and eliminates personal responsibility. No, what I&#8217;m saying is the higher the interest rate, the more it pulls home prices DOWN&#8230;.as in, that $150,000 home may eventually drop to only costing $75,000 if the interest rates go high enough&#8230;.which actually makes the home cheaper to buy, even with the rate being way higher.</p>
<p>Buying at the bottom has nothing to do with something being an investment. I have no reason to rush into buying a home&#8211;especially when prices will be dropping quite a bit lower. I will buy on my terms&#8211;not when the gov&#8217;ment or realtors wish me to.</p>
<p>By the way, interest rates have NOTHING to do with my decision. Over the course of time, it&#8217;s cheaper to buy a $75,000 home at 10% interest than it is to buy a $150,000 home at 5% interest&#8230;if you&#8217;re applying extra to principal each month.</p>
<p>Comrade, you&#8217;ve been spouting this line for god knows how long now, and I keep wondering if you&#8217;re ever going to take the plunge, or just keep waiting. Not a big deal if you&#8217;re a happy renter, but if you seriously want to buy, then the main consideration is whether you find something that meets your needs, at a price you think is good. Buying at the &#8220;bottom&#8221; means something only if you&#8217;re buying purely as an investment. Arguably, you may have already missed the &#8220;bottom&#8221; since mortgage rates have been increasing lately. If you can buy without a mortgage, then more power to ya.</p>

Just keep paying at the same rate as before &#8212; making extra principal payments &#8212; and you will drastically cut the amount of interest paid over the life of the loan. For example, say you had a mortgage with P&amp;I payment of $1,000.00 per month and were able to refinance to a mortgage with a P&amp;I payment of $900.00 due per month. If you just made that $900.00 payment, then yes, you are making the banker smile. But if you keep paying at $1,000.00 per month, then you are paying down your loan earlier, at a lower rate. If you can do that, then you&#8217;re coming out ahead. A 720 credit score is pretty high. You have to have your financial act together. But that&#8217;s the way it should be.<br />
Here&#8217;s my proposal: If you haven&#8217;t missed a house payment in 10 years, the government should pay off your <a title="breckenridge real estate" href="http://www.aeroflot.ru/board/viewtopic.php?f=56&amp;t=4000526">house</a> as a reward for being a good credit minded citizen. What&#8217;s another few hundred billion?<br />
Very much not true. I went twenty five years always paying off the credit cards. But in addition to the high emerging interest rates and fees, the credit card company started doing everything possible to trigger the rates and fees.</p>
<p>They began to move the due date. They shortened the period from the issuance of the bill to the due date. They delayed processing of received checks.</p>
<p>So when a check I wrote and mailed two days after receiving the invoice &#8220;didn&#8217;t make it in time&#8221;, the card had extensive travel costs on it for just that month alone of over $10,000. My penalty for being less than a day late (they credited the day it was due, but claimed it arrived after noon)? More than $350 in interest and fees. When the bill came in late, they not only hit me with fees, they socked me with two months of interest at their higgest rate of 24%. So much for good will to long established customers.</p>
<p>Of course I moved the account. The current card holder gives me 25 days to pay (instead of eight), has a fixed late fee of $25, has a fixed interest rate of <a title="colorado real estate" href="http://www.bizcommunity.com/Profile/BreckenridgeRealesate">real estate Colorado</a> 8%, and readily forgives minor infractions from good customers. Under them the same penalty would have been $25 plus $68 in interest. But because they issue electronic balance advisory, give 25 days to pay, and don&#8217;t try to force default - it wouldn&#8217;t have happened at all.</p>

I just put an end to in October.<span id="more-13"></span> I sent him to prison for what he did, and that, the so-called foreclosure mitigation counselor tells me, is what is costing me my home. I dont have the income to cover all the bills and make the current mortgage payment, and AIG/American General, wont work with me while I try to fix that. I have an auction date of February 27th, and unless I can sell before then, my children and I will be  and broke. I get no child support, and finding a job in the current market has proven difficult, even though I have resumes all over the state. The shelters have 6 month waiting lists, public housing has a 18 month - 2 year waiting list, and even affordable apartments up here have 6 month waiting lists, and I have sold pretty much everything except my soul to try and raise enough to be able to keep this place that I have paid on for over 10 years, but there is no hope. <p>And for those of you who think I have new vehicles or all the toys, my truck is a 92 with 200k and a broken heater, and the tv is about as old. My one thing that I have that is extra is my laptop that I use to keep working on my Masters <a title="real estate summit county" href="http://java.net/people/485813-Nick-Colorado">java</a>&#8230;for all the good its going to do. I feel bad for my kids, they have lost a father,(such as he was), all of their pets except for our mastiff, all of the animals they raised from babies, and most of their sense of security and hope that the world was a good place, and even their big brother, who is living with grandparents because he needed stability. It just stinks to have no hope, and no, I dont think things are going to change, its just going to be a new set of robber barons at the helm.</p>
